Once there was a builder who wanted a tailor-made suit. He went to the tailor for measurement and discussed the styles that he liked. Afterwards, he told the tailor he could source some very good fabric for a very good price. When the fabric was delivered, the tailor couldn’t help but shake his head; there was not enough, it was too soft and the colour clashed with the inner lining the builder had chosen. The builder had to pay the tailor to source another fabric that was the correct length, thickness and colour. He was out of pocket and had no idea what to do with the fabric he had bought himself.
One of the biggest pieces of advice we give to clients all the time is to not get involved with supplying their own products or services (AKA owners’ care).
Sourcing products directly may seem like a cost-saving move, but as in the story above, it can actually end up costing more money and time.
Another important factor to consider with any owners’ care work is the warranty. Imagine if the builder insisted the tailor use the too-soft fabric for his suit. Who would be responsible if the suit became misshapen after the very first wear? Any builder with a Master Build Guarantee cannot be responsible for any defect or maintenance issues relating to any product provided by the owner. Any hiccup in owners’ care work can also prevent the build from obtaining the final code of compliance certificate (CCC) from the council. This also applies to insurance, public liability and health and safety policies.
It is always a better choice to have everything handled by the builder, so the build is well covered and can run more smoothly, with less interruptions.
