Tim Ross

Tim brings a wealth of experience and a passion for craftsmanship to every project. With a background in residential carpentry and a keen eye for detail, Tim oversees every aspect of our operations, ensuring that each home we build meets the highest standards of quality.

Tim Ross is the proud business owner of New Spaces. As a licensed builder, he personally manages each project from initial consult, through to hand-over. 

Beginning with a carpentry apprenticeship, and now with 18 years experience in the building industry, Tim’s expertise lies in high-end and custom-built residential projects, including extensions and renovations.

Tim is known personally, and within the industry, for his honest and friendly approach, and his enthusiasm and pride in his work. Tim always has his client’s best interests in mind, and is able to employ his natural ability to problem solve, and his attention to detail to consistently deliver high-quality outcomes. 

Tim holds a Class C builders licence in the ACT, as well as a Diploma in Building and Construction, and a Certificate III in Carpentry.

Leigh Ross

Leigh is your dedicated client liaison. New Spaces understands the importance of communication and collaboration - that's why Leigh is here to support you every step of the way. From the initial consultation to the final walk-through, Leigh will be ensuring that your vision is realised and your expectations are exceeded.

Building can often be overwhelming, and confusing, especially when it comes to deciding on the best design and selections for your home. Leigh will collaborate extensively with your design team to ensure that quality materials are sourced.

If you are at the Early Design/Planning Stage...

Preparing for building your new home, renovation or extension can be a daunting prospect. There are many preliminary steps required before construction can begin, and this process is often confusing and overwhelming - not mention, time consuming. If you are in the very early stages of planning, or have rough sketches drawn up, let us help guide you through the process.

Preliminary Service Agreement
New Spaces offers a preliminary service agreement (PSA), which is a custom designed solution that incorporates whatever you need, to get you from where you are now, to turning the first sod, or knocking down the first wall. This may include: architectural plans, preliminary and detailed project costing, energy efficiency assessments, interior design, building or development approvals, surveying, engineering, and other plans such as landscaping or electrical.

What's in it for you?
A PSA is all about collaboration, and all the wonderful benefits it can deliver. New Spaces will work closely with the draftsperson, architect, engineer, and any other specialists involved in the early design and planning stages, to help maximise your home’s potential, and deliver exceptional end results. This collaborative approach is valuable for a number of reasons, including:

• fostering greater innovation between the builder and designer;
• promoting the identification of design and material efficiencies, resulting in cost savings;
• helping to ensure that the design is aligned with your budget;
• helping to identify any problems early in the design process that could otherwise be overlooked, and if not identified until construction, may cause time delays and additional costs; and
• mitigating the risk of potential issues where design and building practicality conflict.

When utilising a PSA, New Spaces is paid as a consultant, therefore we are fully engaged, motivated, and able to provide total focus and depth of knowledge in contributing to the planning and design. Although we are confident that you will enjoy working with New Spaces, and value our expertise and customised solutions, a PSA is a ''try before you buy'' option, where you get the opportunity to start working with us, prior to committing to a building contract.

If you already have plans...

Negotiated Tender
A negotiated tender is all about early and thorough collaboration. One builder is selected to provide a detailed quote, based on their specialist expertise, and their ability to develop a productive working relationship with you, the client.

When selecting New Spaces to work with exclusively, we will work closely with the building designer/architect, engineer, interior designer, and any other consultants involved in the early design and planning stages, to help maximise your home’s potential, and deliver exceptional end results. Like the Preliminary Service Agreement, during a negotiated tender, New Spaces is paid as a consultant, therefore is fully engaged, motivated, and able to provide total focus and depth of knowledge in contributing to the planning and design.

The sole builder tender process is thorough in collaboration, communication and negotiation in order to arrive at a point where both parties are satisfied and confident in the design and the build approach. Working exclusively with New Spaces is a much more time efficient way of getting to a final agreement, rather than trying to get multiple builder’s quotes to a comparable state, before final evaluation and selection can be undertaken - this process can easily add six months or more to the tender process.

Extensions
Extending your home can be an exciting and potentially cost saving way of increasing the space you need within your home. We have experience extending a range of Canberra homes from heritage through to relatively new, 20-30 year old homes. Whether you want your extension to look like a brand new addition, or prefer a seamless transition from old to new, we have the ability to match a broad range of finishes to achieve the look you desire.
