Our leadership style is inclusive, fostering collaboration and shared success.
Our expertise sets us apart. Our team includes specialist construction managers, engineers, quantity surveyors, and architects, providing expert support at every project stage. We are project delivery professionals with real-world building experience, ensuring seasoned leadership for all projects.
We strive to make projects both enjoyable and rewarding by actively involving our clients and guiding them through the project delivery process. Our transparent and flexible service approach allows clients to understand the project status and risks while choosing their desired level of involvement throughout the project cycle.
Design & Consent Management
PJM's design management services combine design expertise with practical construction experience, prioritising sustainability and integrating Mātauranga Māori where appropriate. We create cost-effective, buildable designs while reducing risks, streamlining processes, and ensuring clear communication.
Our team collaborates with clients, consultants, and stakeholders to define a clear design brief. This includes the building's purpose, user needs, spatial requirements, and budget, while emphasising sustainability, accessibility, safety, and aesthetics.
We conduct Safety in Design reviews and coordinate with consenting authorities to ensure compliance and smooth project progression. Our approach considers the project's full lifecycle, focusing on adaptability and cost-efficiency.
Advisory & Development
PJM's Development Advisory Services provide expert client-side development management, guiding projects from feasibility to completion. As independent advisors, we offer strategic oversight to ensure successful outcomes across a range of projects, including urban renewal, greenfield, and brownfield developments.
We specialise in site analysis, project feasibility studies, and tenancy management. Whether acquiring land, managing relocations, or securing sites for residential or commercial developments, our team delivers customised solutions that align with your strategic goals.
Quantity Surveying & Cost Management
PJM provides Quantity Surveying and Cost Management services, specialising in financial oversight, cost control, and contract administration throughout all project phases. Our team excels in cost planning, procurement management, and risk mitigation to ensure project success.
We manage budgets, oversee procurement processes, and deliver clear financial reporting. Our approach supports informed decision-making, enhances project outcomes, and maintains cost certainty.
By integrating Quantity Surveying services into project management, we strengthen financial performance through meticulous cost planning, contract management, and risk assessment. This ensures that every project meets its financial, contractual, and sustainability benchmarks.
Contract Administration Services (ETC & PR)
PJM provides Contract Administration services, acting as the Engineer to the Contract (ETC) or Principal's Representative (PR) under NZS 3910, 3915, and 3916 contracts. Our experienced team ensures impartial contract management, balancing client representation with fair decision-making while maintaining quality, safety, and compliance.
We manage contracts from formation through execution to completion, guiding clients on risk allocation and obligations. As the Engineer to the Contract, we issue formal instructions, certify payments, and approve extensions of time, ensuring effective risk management and dispute resolution. As the Engineer's Representative, we oversee on-site work and ensure compliance with project specifications.
Construction Management
The Construction Management model enables clients to contract trade contractors directly, reducing costs while improving control over procurement, design changes, and construction staging.
While we value the expertise and role of the main contractor, this approach is ideal for bespoke or fast-track projects requiring flexibility, design adjustments, cost management, and detailed oversight.
The Construction Management model is particularly beneficial during economic fluctuations, where shifting supply chain dynamics can create cost-saving opportunities.
PJM acts as the client's Construction Management agent, overseeing project administration, quantity surveying, health and safety, and contract management.
