Designed for a confidential client in 2024, this luxury Waiheke Island holiday home has been crafted with modern sensibilities in mind. With a brief to provide a 450 m2 residence complete with pool, extensive garaging, and views down the valley to the ocean, the design had to accommodate an outdoor-indoor flow, separate guest accommodation and a steep hillside with rocky outcrops.
Facing North West, the vista of the Hauraki Gulf can be seen to the north east. To manage temperature fluctuations and privacy, concrete floors, overhangs, and alloy louvres have been employed. Furthermore, expansive glazing allows for an abundance of natural light, and the raw materials are expressed to create a sense of material and proportion.
The design of the home also eschews timber frame construction in favour of a more kitset prefabricated approach with raw concrete and glass finishes. This reduces complexity and ultimately the build time and cost, resulting in a beautiful holiday home with stunning views of the Hauraki Gulf.

Pepper Architects focused on residential, hospitality, and bespoke commercial projects.
We provide clients with simple, sculptural and poetic solutions that are a reflection of the occupants, the place and the spirit of that place.
We prefer to use raw materials that invite the patina of age, giving character and warmth that is carried throughout the entire design process, from initial concept to the execution of the finest details.
Any project will have practical spatial requirements, cost, construction and delivery constraints.
We believe design solutions anchored in fully collaborative relationships between clients, consultants and the myriad of contractors will deliver the best outcome.
We listen to our clients, we work collaboratively with good people to deliver great outcomes we are all proud of.
We would be happy to discuss any new project opportunities and welcome you to make contact.
