A complete renovation of this lovely Grey Lynn property was just the beginning of their grand designs. With a full 2.7m stud height, an additional level was built underneath the existing property, there were challenges aplenty. But with a fantastic ground crew, talented foreman, and competent project manager, the ambitious project was completed to an exceptional standard. Built on a sloped lot, our clients had new requirements that their current abode couldn’t provide, so they came to us for major renovations. The existing house was stripped and fitted with new linings, insulation, and a modern kitchen and bathroom. Additionally, they planned a second storey with a 2.7m stud height to be built underneath. A total of 100m2 of the foundation was dug out underneath the existing property, and a second storey was constructed and fitted with a beautiful bathroom and kitchen. The exterior was finished with matching villa-style architraves, skirtings, and a new garage. The project was, as expected, not without its challenges. Due to the sloped lot and existing property, digging into the side of the hill was a significant logistical issue. The foundation had to be maintained to prevent the bank from collapsing, and the mud and clay ground threatened to spread and loosen. Additionally, consistent, challenging weather conditions and unfortunate time delays caused the project to be both ambitious and risky. We believe that anything worth doing is worth doing right. So, through careful planning by our competent project manager and experienced foreman, we overcame the challenges of this difficult build and presented a stunning finished product to our clients. To prevent the bank from collapsing, we set up additional temporary retaining walls and laid out gap40 rock aggregate around the site to limit the spread of mud and clay.
