The property is a subdivided section facing west with views across Miramar and glimpses of the sea and harbour. The house has open living areas upstairs with 3 bedrooms below. It is laid out to exploit the views and sun with a feeling of space and built to a modest budget.

The lie of the roof relates to the surrounding bungalows and the house is set into a slight cut in the contour. The east section of the house is high walled, visually anchoring the house into the site. The west section of the house is cut and stepped with the roof lightly gliding over at the same angle as the land contour.
