Originally built in the 1990s, this home in the Bayside suburbs of Melbourne has been transformed from an outdated two-bedroom, one-bathroom dwelling into a three-bedroom, two-bathroom home designed for family living.
“The owners of this home are a young family that has outgrown the house,” says Kris Nadalin, Director of Knstruct Bayside. “They considered moving but this didn’t seem viable to them because they would have to buy something that would need renovating anyway. We’ve extended the house to create another living space, a new kitchen, a new laundry, additional bedroom, and created a new ensuite.”
Inspired by the home’s location, a beautiful sage green is the hero of the interior palette, with arches and natural tones and textures also adding to the coastal style.
“Many of the other projects we’ve completed recently have had Hamptons-style kitchens with white shaker profile cupboards and drawers, but these homeowners have done something a little bit different which is great to see. We’re on the peninsula in the Bayside suburbs so everyone wants that coastal feel, and they’ve done this in a modern way with flat kitchen cupboard panels and sage green which makes a big impact – it’s quite different to what we typically do,” says Kris.
“As you walk in, you see a beautiful archway. To the left is the master bedroom with its new ensuite, and if you continue to the right, you’ll find the new additional bedroom. As you get to the archway, the kids’ bedroom is on the left before the space opens into the kitchen, living and dining area.”
Before these spaces could be realised, though, Knstruct Bayside had a number of existing building issues to resolve. The existing slab was out of level by about 50mm over two metres and needed to be rectified to join the new slab of the extension.
“We’ve also had to contend with a building that’s sloping downhill,” says Kris. “And it turned out not just to be the slab, everything was falling downhill – the ceiling, the roof, the brickwork. There’s also been some termite damage throughout the house that we’ve had to fix, existing walls that were severely out of plum that have had to be fixed for us to join up to.”
However, the project was still completed well within the expected timeframe and for a similar renovation and extension project by Knstruct Bayside, homeowners would be looking at approximately 12-14 weeks.
Renovating and extending is something Kris recommends to all homeowners at the moment, especially if they’re in a similar situation where they’ve outgrown their current space.
“The way the market is going, moving and trying to get somewhere bigger for the money that you’re going to get out of your house is usually out of reach. A renovation or extension – especially if you already like where you live, you like your neighbours, you feel comfortable and your kids have their friends there – is usually worthwhile doing, depending on the size of the house and the size of the project. The value outweighs the cost.”
