Building or renovating can be a daunting process, particularly if this is your first time. Here’s all the advice you need to feel comfortable and confident with your project…
Starting a renovation or new home project can feel overwhelming. Between budgets, council requirements, layouts, finishes and builders, it’s hard to know what decisions matter most — or what order to make them in.
At Eliza Blair Architecture, we help clients navigate the process with clarity from the outset. Whether you’re renovating a period home in Melbourne, extending a family home, or planning a new coastal retreat, the right early decisions can make a significant difference to both the outcome and the experience.
1. Start With Clarity, Not Just Inspiration
Collecting inspiration is useful, but successful projects need more than beautiful images. The best starting point is understanding how you want your home to function, feel and evolve over time.
Some of the key questions we help clients work through include:
What is the real problem the renovation needs to solve?
Is the existing house worth extending, or should parts be rebuilt?
How can natural light and connection to outdoors be improved?
What level of finish is appropriate for the property and budget?
Are there heritage, planning or overlooking constraints to consider?
Where should money be spent for the greatest long-term value?
A clear strategy early on often prevents costly redesigns and compromises later.
2. Understand Your Site and Planning Constraints
One of the biggest mistakes homeowners make is progressing too far before understanding council controls, overlays or site limitations.
We regularly work with:
Heritage overlays
Neighbourhood character controls
Sloping or constrained sites
ResCode considerations
Report and Consent applications
Coastal and environmental conditions
Good design isn’t only about aesthetics — it’s also about creating proposals that can successfully navigate planning approval and construction.
3. Focus on Layout and Light First
Finishes and styling can come later. The projects that age best are usually the ones with:
Thoughtful spatial planning
Strong natural light
Good indoor–outdoor connection
Flexible family living spaces
Durable, timeless materials
A well-resolved layout can completely transform how a home feels to live in, even without dramatically increasing its size.
4. Be Realistic About Budget Early
Construction costs have changed significantly in recent years, and aligning scope with budget early is critical.
We often help clients:
Prioritise where to invest
Stage works where appropriate
Simplify complexity without losing design intent
Compare renovation versus rebuild scenarios
Understand likely construction costs before committing too far
The goal is not simply to design something beautiful, but something achievable and well-considered.
5. Explore Our Recent Projects
Our portfolio includes luxury renovations, heritage alterations and contemporary new homes across Melbourne and coastal Victoria.
If you’re considering a renovation or new home and aren’t sure where to begin, we’d love to hear about your project.
At Eliza Blair Architecture, we work closely with clients from the earliest stages to create homes that feel calm, functional and enduring — while also navigating the practical realities of planning and construction.
