Project Description
The site is located within walking distance to Willoughby Road and public transport. The project is located within Willoughby local area as indicated in the Willoughby Council WLEP 2012 and is within the Residential R3 zone with a maximum height limit of 12m and allowable .9:1 FSR. The approval achieved a four-storey built form comprising single level basement parking for 27 car spaces and four levels of residential accommodating 22 apartments with a max approved FSR of .95:1 complying with the anticipated future character of the area under transition. The development achieved a greater yield by proving that the proposed extra height and GFA did not cause more impact to that stipulated in the WLEP+WDCP and met the objectives of the zone. The material palette of off-form reinforced concrete panels, metal shutters and stone cladding make a strong and bold presentation to the street. Metal shutters close off the private open spaces reinforcing the horizontal facade that sits over the exposed stone clad basement walls anchoring the building to the site.
