The project is located within Willoughby local area as indicated in the Willoughby Council WLEP 2012 and is within the Residential R3 zone with a maximum height limit of 12m and allowable .9:1 FSR. The approval achieved a four-storey built form comprising single level basement parking for 27 car spaces and four levels of residential accommodating 22 apartments with a max approved FSR of .95:1 complying with the anticipated future character of the area under transition. The development achieved a greater yield by proving that the proposed extra height and GFA did not cause more impact to that stipulated in the WLEP+WDCP and met the objectives of the zone.
