Project Description
The Proposal is located within the Willoughby local area as indicated in the Willoughby Council WLEP 2012 and is within the Residential R3 zone with a maximum height limit of 12m and allowable .9:1 FSR. The approval achieved four-storey built form comprising single level basement parking for 35 car spaces and four levels of residential accommodating 28 apartments with a max approved FSR of .98:1 complying with the anticipated future character of the area under transition. Due to a wide frontage and sharp slope, the buildings have been broken up into two parts creating a large gap to allow for separated blocks to maximise natural light and ventilation. A combination of random stone cladding to face of basement parking anchors the building into the site and defines the main access into the building. Solid ends with horizontal steel framing with the privacy shutters defines private open spaces and a podium level reinforces the rectilinear forms as the main focal points of the façade when viewed from the public domain areas. The building steps up towards a deep northern boundary providing stepped block arrangement with landscaped edges to large terraces that capture views towards Crows Nest and distant city views. The material palette of off-form reinforced concrete panels, metal shutters and stone cladding make a strong and bold presentation to the street. Metal shutters close off the private open spaces reinforcing the horizontality of facade which sits over the exposed stone clad basement walls anchoring the building into the site. A combination of honed concrete, painted off white columns, parapets, steel-framed metal balustrades and privacy screens enclose private open spaces for the first two levels sitting over random stone clad basement walls creating a strong street presence while setting a new benchmark for the area.
