With a design inspired by its inner-city context, Fitzroy Ltd portrays the perfect mix of raw authenticity and an understated elegance combined with an emphasis on city views, light, space and materiality. Wrapped in earthy bluestone the ground level has a sleek and timeless aesthetic, whilst further up the building textured brickwork provides a welcomed contrast and relatability to the neighbouring residences. A metallic cladding tops off the external palette giving it a cool industrial twist that ties the overall aesthetic together, signifying its position on Gore St.
Consisting of 82 high-end apartments, Fitzroy Ltd sits at 7-levels above ground with basement carparking below. The development also features a breath-taking internal courtyard, rooftop garden and a beautifully crafted entrance lobby. The apartment interiors offer a rich material palette and reflect a refined version of the building’s façade. Light-filled open spaces, premium appliances, fittings, fixtures and finishes result in a seamless aesthetic offering a beautiful balance between sophistication and urban living.
Balmain and Co were engaged for the early works package for this project which involved demolition, excavation, ground preparation, piling, shotcret, capping beam and basement slabs; which was followed by the award of the contract for the main construction works that successfully reached completion in August 2021.

Balmain & Co were awarded the construction of Fitzroy Ltd in 2019.

Balmain & Co will be undertaking the early works for this project which involves demolition, excavation, ground preparation, piling, shotcrete, capping beam and basement slabs.
Construction Update: October 2019
Demolition has already wrapped up on site and basement works have since commenced at Fitzroy Ltd. Trucks have been running in and out this week in preparation for the piling rig due on site in the coming weeks. Next month will see piling, capping beam, bulk excavation, shotcrete and ground anchors as we make our way down to the bottom.
Construction Update: March 2020
The tower crane at Fitzroy Ltd is up, marking the second Balmain and Co tower crane to grace Fitzroy’s skyline. All footings and in-ground works are complete in the car stacker pit with the slab due to be poured early next week. The final basement retention is on track for completion mid next week, with formwork set to commence on suspended levels shortly after.
Construction Update: June 2020
The structure is moving along quickly for Fitzroy Ltd with Level-1 complete and Level-2 due for completion before the month’s close. Basement works have begun with services and car stackers due to commence at the end of June. Formwork stripping for the apartments will take place next month with apartment fit-out to follow.
Construction Update: September 2020
The structure topped out at Fitzroy Ltd with the final roof pour taking place at the end of August. The structure for the car stacker is also nearing completion with the electrical and mechanical stage to commence in the coming weeks. External facade works have now commenced, with the hand-laid brick and metal cladding taking shape. Internally, services and framing is complete up to Level-3 with progress to continue up the building.
Construction Update: October 2020
The façade is coming along nicely at Fitzroy Ltd with all brickwork and metal cladding now complete to Level-4. External balustrades are also progressing well with works complete up to Level-7. Internally, plaster and painting has commenced on ground floor and Level-1 with Level-2 through to Level-4 to follow shortly after. In the basement, the structure for the car stacker is now complete with the electrical/ commissioning currently underway.
Construction Update: March 2021
Joinery within the apartments has made great progress on site at Fitzroy Ltd with the apartments nearing completion and penthouses currently in progress. Stone and appliance installation has commenced on the lower levels along with works to the communal areas on the ground floor and level 6. Commissioning of the car stacker is now complete, and on the outside, the façade and external works are also nearing completion.
