Kota Bharu banner

Kota Bharu tower is a 360 unit residential tower in Kota Bharu, Malaysia. The project was conceived of as an elegant and sculptural series of towers optimising environmental performance and ensuring a sensitive and cultural appropriate response.

The sectional diagram of the tower is clear - a podium at the base serves the residential floors above with an interstitial level of amenities dividing the two.

The seven level podium comprises retail space on the ground floor as well as the residential and vehicular entrances. Commercial spaces are located at level two with five levels of carparking - arranged in a sloped parking configuration - above. An Islamic mashrabiya is introduced, projecting over a portion of the podium and screening the caparking as well as helping to provide solar shading to the lower commercial floor.

The amenities level at the top of the podium includes multiple and separate external pools for men and women, gardens, children’s play areas, prayer rooms, meeting spaces and gymnasium. This level is open and clearly articulates the separation between the podium in the tower.

Above, the residential tower is split into its four identical parts. Through the body of the tower, the floors are identical while at the top of the tower exclusive multiple level duplex units are created, each with its own sky garden and pool.
