Perched above Mission Bay, Auckland, and capturing expansive views across the Hauraki Gulf to Rangitoto Island, A Room With A View is a contemporary new house designed to celebrate its remarkable coastal setting. Spanning three levels, the architecture responds carefully to the site's elevation, creating a sequence of light-filled spaces that maximise views while balancing openness, privacy and shelter. Each level has been thoughtfully planned to connect with the landscape, allowing the changing light, coastal outlook and distant island views to become an integral part of everyday life. The exterior is defined by a refined and enduring material palette. Natural stone cladding grounds the home within its elevated site, while dark architectural louvres provide privacy, shade and depth to the façade. Warm taupe metal cladding introduces a softer tone, creating a contemporary exterior that feels both sophisticated and timeless. At the heart of the home, generous living spaces are designed for modern family life and entertaining. Expansive glazing frames the Hauraki Gulf and Rangitoto Island beyond, drawing natural light deep into the interiors and strengthening the relationship between architecture and landscape. Carefully positioned outdoor spaces extend the living areas while providing sheltered places to relax and enjoy the changing coastal environment. Throughout the home, thoughtful planning balances generous shared spaces with quieter areas for retreat. Every aspect of the design—from the orientation and spatial arrangement to the selection of materials—has been carefully considered to make the most of the opportunities presented by this exceptional site. For Rogan Nash Architects, great residential architecture is about more than creating a beautiful house. It is about designing spaces that enhance everyday life, respond meaningfully to their surroundings and create an enduring sense of home. A Room With A View demonstrates how thoughtful contemporary architecture can transform an exceptional location into an extraordinary place to live—a calm and sophisticated family home shaped by light, landscape and expansive coastal views.

Viewed from the front gate, the home presents a refined composition of natural stone and dark architectural detailing. A stone-clad boundary wall and black aluminium slatted gate frame the entrance, while vertical black metal louvres provide privacy and depth to the two-storey street elevation.

From the front path, the stone-clad corner of the house is softened by lush landscaping. Dark metal louvres introduce texture and privacy, creating a contemporary façade that feels grounded within its garden setting.
