The Modern Beach House

With a context-responsive level of site coverage, the dwelling is designed with a contemporary flat-roof architectural style incorporating a blend of rendered and timber cladding, complementing existing colour tones evident in the area while responding to emerging housing styles. A feature of this design inclusion of a rear ground habitable element that is drawn into the main dwelling through a central backyard setting.

The ground floor includes a welcoming porch and entry, a bedroom with WIR, and an ensuite. Further down the hallway is a powder room that sits adjacent to the open plan lounge/dining room and kitchen (with WIP) with an accessible outdoor backyard and entertainment area that includes a swimming pool.

The garage has the capacity for a double undercover car park. The ground floor also contains a laundry and linen closet that sits adjacent to the stair and lift access.

Swimming Pool and Outdoor Entertainment

To the rear of the Torquay Beach House, behind the swimming pool, is the ‘habitable outbuilding’ component of the dwelling which includes two (2) bedrooms, a living area, and a shared bathroom. The form of the building is well articulated with a material selection such as vertical solid ‘Blackbutt’ timber battens and screening enhance the various elements within the overall building composition.

The colors chosen are sleek and will enhance the connection between the dwelling. Double glazing and Low-E glass will also be installed throughout. Moreover, the orientation of the architecture form is taken into the priority of consideration in every planning space.

Overall, the proposed double-storey dwelling with rooftop terrace characterised by a contemporary style through the use of natural materials and muted colors that sit within the vegetated landscape is a sensible response to the environmental, economic, and social aspects of Surf Coast Shire Local Planning Policy Framework.
