About us
HONTO architecture is a Melbourne-based architectural studio seeking to improve the quality of our built-environment.
Architecture is storytelling and story-making, influencing how we live, think and feel. It is a living narrative for its inhabitants, as spaces unfold with new memories through changing seasons and changing light.
Each individual, family and community builds on their own narrative. We respect that the integrity of the storytelling process relies upon strong foundations of trust and communication, as well as thoughtful and creative responses to site.
The best stories are enriching, engrossing and at times a little bit surprising, and we delight in journey to have these stories told through architecture.
We are headed by Founding Director, Damien Lui, who has accumulated 20 years of combined experience in design and construction procurement of residential architecture.
Damien's expertise and passion for design is complimented by his extensive knowledge of the construction industry - experience accumulated over years working in construction management for a leading Melbourne construction company. Over this time, he has successfully delivered complex and highly-detailed homes.
With his comprehensive knowledge of the entire design and construction life cycle, Damien’s breadth of experience is rare, which offers his clients a distinct advantage of having an experienced advocate through the entire project life-cycle
Process
Each Project is unique and the journey to achieving the end result is different. However, they invariably follow the same overriding structure
- Initial Contact
- Establishing the Clients' Brief along with an initial assessment of site and applicable site and planning controls
- Project Scope established and Fee Proposal prepared
- Concept Design - establish an overarching design direction.
- Design Development / Townplanning - detailed development of the agreed Concept Design into more resolved ideas and components. Consultants are also engaged. Where required, documents will be prepared to submit to the relevant authorities for approval. 3D and VR software technology utilised.
- Construction Documentation - preparation of detailed technical drawings, specifications and schedules for approvals, tender and construction.
- Contractor Selection - managing a hard-money or negotiated tender process.
- Contract Administration (Construction phase) - Preparation of contract documents and administering of construction contract between parties, whilst also acting as client representative.
