Overview

The planning and construction of this lovely cottage in Poraiti was a testament to innovation and forward-planning. The property was ready with multiple challenges, but our team was ahead of the ball with solutions. We completed the project to produce a beautiful 80sqm open plan living and separate bunk room holiday home, complete with a tastefully included pool and deck.

Challenges

Foremost in the challenges laid down by this project was the land to build into. It was a deeply sloped foundation, rife with gorgeous natural features to be preserved. The project detailed a comfortable, relaxing cottage with a deck and pool, open plan living, but still seamlessly blending back into the native trees of the area.

From the exterior, the cottage was styled with traditional design, yet exposing a modern interior with the trappings of comfortable open plan life. Initially, the property was relatively remote and inaccessible for large construction, driving a need for innovative solutions.

Solutions

To begin the build on the steep existing terrain of the property, significant earthworks were necessary. During the earthwork process, we created a house on steep terrain, while creating a flat terraced yard and opening the property up to be fully accessible. The cottage proper was constructed on timber poles, with a wide deck to provide a level area to the living space.

A crane was utilised to install the pool, allowing for a simpler solution to account for the limited access available. And for the remainder of the property, native plants were cultivated to blend the beautiful open-plan cottage into the environment encircling it, creating a natural atmosphere to relax in.

Outcome

Through the challenges that this remote little slice of heaven produced, an exquisite little holiday cottage emerged, with the opportunity and groundwork completed to build out a large house down the track. The innovation and forward planning of the Elmm team was utilised to full effect.
