A major expansion of the Orlando Bayside apartments showcases Borland Architecture’s unique and contemporary take on the region’s architectural style.
It’s rare that we get two projects on one site but following the successful lodgement of the original Orlando project for planning, an opportunity to expand the project to include an adjacent property was too good for the client to turn down.
The double block totalled almost 1,200m2 and allowed for a central corridor which would give every resident a single access point.
A total of 13 high-value apartments have been arranged with 100% orientated north, east or west to take advantage of water views the optimal passive environment where possible. The inclusion of dedicated study rooms has also been incorporated, which is a response to the rising number of professionals working from home.
The design focuses on reducing the perceived scale of the building given its location in a neighbourhood that predominantly has standalone dwellings. The penthouse level is recessive creating large terraces with sea views and the rest of the building is clad in weatherboard to complement the neighbourhood’s Hampton-style architecture.

True quality goes beyond what you can see
We believe that to deliver true quality we must exceed aesthetical and functional delight and deliver a home that performs as well as it looks. After all it’s your family’s health and wellbeing that’s at stake. At Borland Architecture, we don’t take that responsibility lightly.
True quality isn’t just about having something that looks good, that’s a minimal requirement. It is about exceeding expectations on what you see and what you can’t. Our purpose is to design homes that set a new benchmark for families like yours to thrive in and others to aspire too.
All homes should foster rest, social connection, privacy, play and comfort as standard. True quality, appropiate-performance homes furnish the internal environment with just the right amount of fresh, filtered clean air, eliminates contaminates, viruses, moisture, mould spurs etc. These homes are highly insulated, yet seamlessly connected to nature, energy efficient and self sufficient, yet are technologically rich and adaptable for future innovation to grow with your family.
Did you know that the design of your home can affect your family’s quality of sleep? Just think about the impact of that over your lifetime.
