A new lease on life was granted to this corner lot terrace for our clients seeking to make an inner-city lifestyle change. While celebrating the traditional character of the original house, the renovation injected a distinctly contemporary touch into the newly designed spaces.
The terrace is located on a wedge-shaped lot that narrows significantly from the wide street frontage through to the rear. This presented the challenge of making use of all the quirky corners and still creating generous, functional living spaces.
Our architectural team extended the ground floor to the boundary to allow for a new rear living room, kitchen and powder room. The renovation also included a new second bathroom, laundry and master ensuite on the first floor.
The rounded terrace parapet became a repeated motif throughout the interiors. The curved detail is carried in the first-floor rear window, the ceilings of the first-floor bedroom and the bathroom mirror and vanity, with a smaller echo in the joinery where the fronts peel away to reveal a contrasting colour finger pull.
The shape of the property also restricted landscaping opportunities, leading the design to borrow vistas to the adjacent park and introduce a small green roof over the ground floor rear extension. Glimpses of the green roof garden can be seen from the rear living spaces, creating the feeling that the terrace is merging with the parkscape just next door.
Modify has gained a local reputation for creating and transforming beautiful yet functional homes in and around the eastern suburbs, drawing on our extensive experience in urban architecture, interior design, and construction.
Understanding our clients devote significant investment to their build or renovation, we have carved a streamlined method that provides clients with an early and clear cost plan prior to lodgement of their Development Application. Clients receive a detailed construction cost plan for their renovation, ultimately allowing clients to progress past concept planning and into design development and interior design phases with confidence.
Our integrated team of senior Architects, Interior Designers, and Construction (both management and on-site foreman and trades) ensure the transition is seamless across all aspects of the design and build. Our fixed fees for design and fixed price lump sum contracts for construction offer clients the ability to have a clear picture of the overall costs prior to commencing the works, be it the design phases or the construction itself. Our process allows clients to pre-plan construction commencement dates, ensuring projects are able to commence at a time that suits them.
