30 Madden is the latest step in the Wynyard Quarter redevelopment, one of New Zealand’s largest urban regenerations. Five new buildings now provide over 150 apartments, townhouses and duplexes of various designs and sizes with retail and hospitality tenancies on ground floors.

The project was in full production mode with the end in sight when the Covid lockdown hit. 30 Madden was split into four micro-sites under a plan that provided for multiple entrances, screening stations, food prep areas and a tracking system.

This decisive and early action made people feel safe and gave them confidence in LT McGuinness’s systems. Importantly, these systems were reviewed on a daily basis and altered to suit evolving government guidelines and site activities.

Despite Covid, construction proceeded at pace and both the project’s speed and the tidiness of the site itself were noteworthy features.

The spacious apartments embrace the sun and maximise the views of Waitemata Harbour. The development includes a series of elevated courtyards and a central carpark building but the stand-out quality is the level of finish of the apartments, townhouses and landscape areas. The build team worked hard to achieve this through good detailing and execution.

Each living area has a 7-Star Homestar rating which is above that required by the Building Code and means a lot more insulation, energy efficiency and comfort than an average home.
