ABOUT THE PROJECT

SDA were engaged to modify an existing DA, in an attempt to improve the buildability and reduce the maintenance and construction cost of a detached dual occupancy set above Lake Macquarie. In addition to this challenge the original brief elements from two related but different clients needed to be met.

Situated high on the Esplanade at Speers Point, views of the picturesque lake were paramount to capture from both dwellings, whilst maintaining the integrity of the views from neighbouring properties. In order to maintain the approval, the built-form was required to fit within the footprint and envelope of the existing DA approved design, which provided some challenges but ultimately lead to a refined and efficient design.

Zoned into bedrooms/utility spaces, living areas, outdoor areas, and master retreats the two homes plan out efficiently with minimal circulation, reducing construction cost and increasing buildability. The inclusion of northern and southern deck spaces in each house allows for outdoor entertaining year-round with the added benefit of cross flow ventilation and solar access deep into the living areas.
