Located on a busy intersection and adjacent a school the design needed to create a building that had both a strong public presence, but also at the same time created a sense of privacy, intimacy and enclosure for its inhabitants. As such the building is conceived of a volume with protrusions and recessions that create articualtion on the facades and give the building a sense of movement and fluidity, reflective of the bustling location. the triangular bay windows face different directions in order to capture views and sun while the recessed balconies provide useable space, open to the north sun, but protected from the busy road.

The building is square in plan which provides challenges in apartment layout and circulation. This was resolved through creating a light filled central common area that has views and orientation in two directions. the foyers are filled with light and sun and feel like internal streets rather than closed lobbies. Each unit then has a distinct "address" within the building that creates a strong sense of place.
