Modern two-lot subdivision in Orakei, featuring split-level units with stunning views of Rangitoto Island and seamless indoor-outdoor flow, expertly designed to navigate site challenges and comply with height regulations.
Site: 885m2, 2 lot subdivision
Building Footprint: 330m2 each
This steep site situated in Orakei, Mission Bay, Auckland, climbs almost 10m from the roadside entry to the rear. The nature of the site immediately came with challenges; not only do the units have to step dramatically with split floor levels, but the height to boundary and maximum height controls had to be carefully mitigated to get this high end development across council.
We worked closely with the planner to overcome these controls and still produce an excellent, contemporary pair of units, each boasting large floor to ceiling heights, fluid indoor-outdoor flow and superb views over the adjacent trees out towards Rangitoto Island.
