The proposed development site has five existing dwellings in the form of a Motor inn, with a total site coverage of 9.5%. The proposed scheme is for 53 townhouses made up of seven different block types.
The proposed masterplan orients all dwellings in a manner that maximizes daylight and outlook within living areas, while still maintaining a sense of privacy and perceived seclusion. The two terraces have been staggered to ensure the upper terrace receives maximum sunlight, furthermore the gap between the two terraces has been designed to ensure that the winter sunlight angle (25o) penetrates the yard and living spaces.
While largely removed from Newlands Road frontage, the proposed dwellings have been designed to provide architectural continuity across the extent of the development while also allowing a sense of variation and individuality for each dwelling.
