Rangatira Road Complex
Located along Rangatira Road in Auckland’s North Shore, this mixed-use development redefines neighbourhood corner architecture with a clean, modern, and human-scaled design. The building anchors the intersection with a confident yet welcoming presence — combining retail activation at street level with residential living above.
Architectural Expression
The façade is articulated through a composition of horizontal and vertical planes, using a refined palette of textured fibre-cement, dark metal cladding, and warm-toned panels. The interplay between these materials creates both contrast and cohesion, while large glazing elements enhance openness and visual connection to the street.
A cantilevered glass canopy defines the pedestrian edge, offering lightness and transparency while sheltering the entry sequence.
Material & Detailing
The design celebrates material honesty — metal, glass, and fibre-cement work in balance to express rhythm and proportion. The use of warm timber accents and brick planters adds softness and a tactile quality, linking the modern form to its suburban context.
Design Intent
The project’s aim is to achieve density with dignity — integrating residential and commercial functions seamlessly while maintaining human scale and livability. The ground floor supports local business activity, while upper levels offer light-filled apartments that enjoy privacy, natural ventilation, and views.
