Te Mātāwai is one of Kāinga Ora’s innovative flagship projects providing much needed warm dry housing in Central Auckland.

Client: Kāinga Ora
Location: Auckland, NZ

The development comprises of three towers linked by a central podium. The project will provide 276 residential homes combined with 24/7 support service provision on site that will be accessible to the public housing customers. The design includes a large number of communal spaces including shared kitchen, communal dining hall, computer room, recreation space and rooms for medical and wellbeing support to be provided on site. The mixed-use development introduces retail amenities, and commercial offices to service the building and the wider community.

Cultural design is significant throughout the complex, with local iwi Ngāti Whātua Ōrākei being pivotally involved since the early stages of the project through to completion.  Introducing European ‘warm-wall’ façade systems, and ‘good practice’ healthy homes principals, the scheme is designed to achieve a Homestar 7 rating.

About the
Professional

With eight studios and over 130 staff, MODE is an international design practice, delivering world-class multidisciplinary outcomes for clients and partners throughout Australia, New Zealand and Asia.

Derived from the very definition of ‘mode’

“A manner, way, or method of doing something, experiencing something, or acting.
A particular form or kind.”
From the very first stages of design through to project completion, MODE's work is underwritten by our core values, derived from the very definition of “mode” itself. Exploring the three principles of manner, method and form, MODE ensures that each project is undertaken with a clear, consistent and cohesive approach. This allows MODE to achieve mutual vision of the client’s goals and see this grow into something that exceeds expectations. It’s the MODE way, a signature style, which sets MODE apart and adds value to everything MODE do.
